Hardin Valley has grown faster than almost anywhere else in Knox County over the past

What the ground is doing in Hardin Valley
The valley runs between ridges, which is the pattern across this whole part of East
Tennessee, and water moves down off those ridges toward the low ground. On a sloped lot
the useful drainage answer is often an interceptor drain placed uphill of the house to
catch water before it arrives, rather than a perimeter drain trying to handle it once it
is already there. A great deal of recent construction also sits on graded pads, which
brings the same fill settlement question that comes with any fast-built subdivision.

Most of the housing here is recent, which means block or poured foundations, crawl
spaces and basements built to modern practice. Newer does not mean immune. Drainage that
was adequate when the lot was bare changes as landscaping matures, beds get built up
against the foundation, and downspouts get re-routed by whoever mowed last.
What to watch for
The early signs are the same wherever you live in East Tennessee. Doors and windows that
stick or will not latch the way they used to. Cracks above door frames. Floors that feel
uneven underfoot. Gaps opening where the trim meets the wall. Stair-step cracks outside
that climb through the mortar joints of brick or block. A crawl space that smells musty in
July. Any one of those alone may be nothing. Two or three together usually mean the house
has moved.

Why does water collect around houses in Hardin Valley?
Because the valley sits between ridges and water runs downhill into it. On a sloping lot, runoff from higher ground arrives at your foundation regardless of how well your own gutters work. That is the situation an interceptor or curtain drain is built for, and it is a common recommendation here.
Should I be worried about a new subdivision home?
