What is re-grading?

Re-grading is reshaping the ground around your house so that water runs away from the foundation instead of toward it. Often that means cutting a swale, which is a shallow, gently sloped channel in the ground that collects surface water and carries it in a controlled direction.

Why would my grade be wrong if the house was built correctly?

Ground settles. Soil that was placed against the foundation when the house was built compacts over the years and drops. Mulch and topsoil get added to beds season after season and build the ground up next to the wall. Neither happens fast enough to notice, and one day the ground tilts back toward the house.

What is a swale and why use one?

A swale is a shallow depression shaped into the yard that gathers surface water and moves it along a path you choose. It works with the lay of the land rather than against it, and it does the job without pipe or hardware, which makes it a good fit where the problem is broad sheet runoff rather than a single concentrated source.

How much slope does the ground need?

The ground should fall away from the foundation steadily for the first several feet out from the wall. What matters more than a number is that water never has a reason to stand next to your house. We look at how your lot actually drains and shape it to suit.

Is re-grading enough on its own?

Sometimes. On a property where the only problem is surface water sitting against the wall, correcting the grade can be the whole fix. Where groundwater is also involved, re-grading works alongside drainage rather than replacing it. We will tell you which one your property needs.
