Adjustable Jacks

What are adjustable jacks used for?

They are a reliable and safe way to re-level and support sagging floor joists in a house. We reach the underside of the floor through the crawl space and use the jacks to bring the floor back and hold it there.

How are they installed?

For a solid foundation the jacks are set on concrete piers. Four by four lumber is placed inside the jack, the lumber is secured to a horizontal beam with a splicer, and then the assembly is jacked into position.

What are the thrust bearings for?

Jacks are available with or without thrust bearings in the adjustment nut. The bearings reduce friction when the adjustment is being made under load, which makes it easier to jack the weight. On a heavier load that difference matters.

Can a sagging floor be leveled all at once?

It should not be. Bringing a floor up too fast puts stress into finishes above and can crack drywall and plaster. Adjustable jacks allow the correction to be made gradually, which is a good part of why they are used for this work.

Atlas Resistance Piers

What is an under footing bracket system?

It is a type of Atlas Resistance pier built for foundation lifts of up to four inches. The bracket is installed directly beneath the footing, and it transfers the weight of the structure down to deeper, more stable soil, bypassing the surface soils that caused the settling in the first place.

What sizes and capacities are available?

Pier diameters come in two and seven eighths, three and a half, four, and four and a half inches, with capacities from thirty up to seventy and a half kips. Reinforced sleeve options are available where the load demands more. There are also Standard-Series and N-Series bracket models to suit different structural conditions.

Do these piers meet building code?

Select models meet structural requirements under the BOCA National Code, the ICBO Uniform Code, the SBCCI Standard Code, and the 2000 International Building and Residential Code, under ICC Legacy Report NER-579.

Are these only for houses?

How much lift can I expect?

The under footing bracket system is engineered for lifts up to four inches, and it is well suited to correcting moderate settlement. How much of that is achievable on your building depends on how far it settled and what the structure will take. We will tell you what is realistic before we start.

What is involved in exterior waterproofing?

We excavate down to the footer in the affected area and clean the foundation wall and footer so the surface is ready. Then we apply an asphalt material called Blackjack, rolled or brushed on generously to seal the pores in the block. Over that goes a second asphalt based material called Bituthene, which comes in rolls and adheres to the Blackjack. Then we install a protective flex board called Hydroduct over the Bituthene to shield it from gravel and dirt, and back fill with gravel and dirt, finishing with a positive slope away from the house.

Why are there several layers instead of one coating?

Each layer does a different job. The Blackjack seals the pores in the block itself. The Bituthene is a membrane that bonds over the top of it and forms the actual barrier. The Hydroduct protects that membrane from being torn or worn through by the gravel and dirt when we back fill. A single coating on its own would not survive the back fill.

Is exterior waterproofing better than interior?

It is not better in every case, it is different. Exterior work stops water before it reaches the wall, which is the more thorough approach when the conditions allow it. It also requires excavation, so access matters and it costs more to do. Interior work is less disruptive and manages water once it arrives. We recommend based on how the water is getting in, not on which job is larger.

Why does the slope at the end matter so much?

Because it decides where the next rain goes. All the sealing in the world does less good if the ground still tilts toward your house and holds water against the wall. Creating a positive slope away from the house is what promotes proper drainage and keeps the pressure off the foundation you just sealed.

Why is my basement wall bowing inward?

Pressure from the soil outside. When the ground around your foundation takes on water, it expands and pushes against the wall. Block walls are strong straight up and down but far weaker against a sideways push, so the wall bows in at the middle or cracks along a mortar joint. That is hydrostatic pressure, and it does not let up on its own.

When do you use carbon fiber instead of steel?

Carbon fiber bands are for walls with vertical or horizontal cracks from hydrostatic pressure where the wall has not moved far. They bond to the wall and hold it from moving further, and they stay flat so you do not lose floor space. When a wall has bowed enough that holding it is not sufficient, we move to steel.

How do i-beams stabilize a foundation wall?

The beam is anchored to the slab below and bolted to the floor system above with half inch bolts. That ties the wall into the structure at both ends and gives it the strength to resist the pressure pushing on it. It is the right answer when a wall needs real reinforcement rather than crack repair.

What are tie-back wall anchors for?

Anchors work against bowing. Rather than bracing the wall from the inside only, an anchor reaches out into stable soil beyond the pressure zone and holds the wall from that side. They are used to keep a bowing wall from moving further, and in some cases to bring it back over time.

Can a bowing wall be straightened or only stopped?

It depends on how far it has moved and what is behind it. Some walls can be brought back toward straight. Others are best held where they are, because forcing them further risks doing more harm than good. We will look at your wall and tell you honestly which of those you are dealing with.

What is the difference between interior and exterior waterproofing?

Interior waterproofing manages water that has already reached the basement. We install a drainage channel around the inside edge of the floor, collect the water that comes through cracks in the wall and floor, and pump it away from the house. Exterior waterproofing stops the water further out. We excavate down to the footing, seal the outside of the foundation wall, and give the ground a slope that carries water away. Interior work is less disruptive. Exterior work addresses the problem before the water ever touches the wall. Which one is right depends on how the water is getting in.

Why is my basement wet only sometimes?

Because the water table moves. During heavy rain or a fast snowmelt, the water level in the soil rises and presses against the basement wall. That pressure pushes water through cracks that stay dry the rest of the year. It is also why a basement can be dry all summer and then leak in one bad week of spring.

Can gutters really cause a wet basement?

They cause more of them than most people expect. A clogged gutter or a downspout that empties right at the corner of the house puts a large volume of roof water directly against your foundation. Moving that water out away from the house is often the cheapest fix available, and sometimes it is the whole fix.

What is the white chalky residue on my basement wall?

That is efflorescence. It is mineral salt left behind after water moves through the block and evaporates. The residue itself is harmless, but it is proof that water is passing through the wall, and that is worth paying attention to.

Will waterproofing get rid of the musty smell?

Usually, because the smell comes from moisture. Once the water is controlled and the humidity comes down, the conditions that cause the odor go away with it. In basements that have stayed wet a long time, a dehumidifier helps hold the humidity down afterward.

Do I need to fix cracks before waterproofing?

Sometimes the cracks are the whole story and sometimes they are a symptom of movement in the wall. If a wall is bowing or cracking from pressure, that needs to be addressed structurally, not just sealed. We will tell you which situation you are in when we look at it.

When is carbon fiber the right repair for a cracked wall?

Carbon fiber bands work on foundation walls with vertical or horizontal cracks caused by hydrostatic pressure, where the wall has cracked but has not moved far out of line. If the block has sheared or the wall has displaced more than about an inch, carbon fiber is not enough on its own and the wall needs steel.

What causes the hydrostatic pressure in the first place?

Poor drainage, nearly always. Overflowing gutters, a clogged downspout, or ground that slopes back toward the house. The water has nowhere to go, so it settles in a low area beside the foundation. The soil there expands, pushes on the wall, and the wall bows inward and opens a long straight crack along a mortar joint.

Does carbon fiber take up space in my basement?

Very little. The bands bond flat against the wall, so you do not lose usable floor area the way you do with a steel beam standing out from the surface. That matters in a finished or partly finished basement.

What happens if I leave a bowing wall alone?

It keeps bowing. The pressure that moved it does not stop, and the further the wall goes the more involved the repair becomes. A crack that carbon fiber could have handled turns into a wall that needs beams or anchors.

How do I know a support column has failed?

You usually see it upstairs before you see it below. Floors begin to sag, or drywall cracks above the line where the support runs. What has happened underneath is that the structural support or load bearing area has sunk into the ground and the column has failed. What size footer does a block column need?

Block columns are typically placed on concrete footers of thirty by thirty by ten inches, or twenty four by twenty four by ten inches, spaced on six foot centers. The footer is what keeps the column from sinking again, so it matters as much as the column itself.

What do you recommend for a main girder?

For maximum main girder support, a double stacked eight inch block column with a solid four inch cap block, built on a thirty by thirty by eight inch footer on six foot centers.

Can new columns fix floors that already sag?

In many cases the floor can be brought back up as part of the work, depending on how far it has dropped and what the framing will take. Where a full correction is not advisable, the goal becomes stopping the movement and supporting the structure properly from there on.

What is a crawl space drain?

Does encapsulation lower energy bills?

It generally helps. Your floor sits directly above that space, so when it is damp and unconditioned, your heating and cooling work against it all year. Sealing and insulating the crawl space takes that load off. How much you save depends on your house, so we will not quote you a number we cannot stand behind.

Will encapsulation take care of a pest problem?

It removes much of what draws pests in. Insects and rodents are looking for moisture, darkness, and a way in. Sealing the space takes away the damp conditions and closes off the openings. It is not a substitute for pest treatment if you already have an active infestation, but it makes the space far less inviting.

How long does encapsulation last?

The materials are made to stay in place for the long term. What matters most is that the water problem is solved before the space is sealed. Sealing over standing water or an active leak traps the problem instead of fixing it, which is why we handle drainage first when a crawl space needs it.

How do I know if something is wrong in my crawl space?

You often smell it before you see it. A musty odor in the house, especially on the first floor, usually starts underneath. Why are crawl spaces such a problem in this part of Tennessee?

Crawl Space Support

What does a crawl space support actually hold up?

The floor system of your house. Girders and joists run across the crawl space, and the posts and columns beneath them carry that weight down to footers in the ground. When a support settles or fails, the floor above it drops with it. That is why sagging floors and cracked drywall upstairs so often trace back to something under the house.

What is the treated post and adjustable jack system?

We install four by four or six by six treated posts together with adjustable support jacks resting on solid concrete footers. The footers are eight inches, or twenty four by twenty four by eight inches depending on the load. It is an effective way to level and stabilize sagging floors without a large expense.

Why does the footer size matter so much?

Because the footer is what keeps the support from sinking. A post set straight onto crawl space dirt will settle again, and you will be back where you started. Sizing the concrete footer to spread the load across enough ground is what makes the repair last.

What causes supports to fail in the first place?

Usually moisture, settling, or not enough support to begin with. Damp conditions rot wood posts and rust hardware. Soil under a footer settles and lowers the post along with it. And sometimes we find the house was simply built with fewer supports than the span really needed.

Can sagging floors be brought back level?

Often a good deal of it can be recovered. The correction should be made gradually rather than all at once, because lifting a floor too quickly puts stress into the finishes above and can crack drywall and plaster. Adjustable jacks are well suited to that kind of measured adjustment.

How far from the house should downspout water be carried?

Structural engineers recommend at least ten feet away from the foundation. Anything shorter tends to put the water back into the soil close enough to the wall that it still causes trouble.

What is wrong with splash pads and pop-up attachments?

They let water collect near the foundation instead of moving it away. That standing water is what draws unwanted insects and critters, and it puts moisture right where you least want it. They look like a solution but they leave the water where the problem starts.

How do you install a downspout leader?

We connect a four inch corrugated pipe to the gutter with a four to six inch attachment, bury it, and run it out to daylight. PVC pipe is available as well. Leaving the exit point partly exposed matters so the line can be checked and cleared.

Do clean gutters really matter that much to a foundation?

They do. Clean gutters and free flowing downspouts are one of the least expensive things you can maintain, and they carry a large share of the water that would otherwise end up against your foundation. Many of the wet basements we look at start at a clogged gutter.

Will a foundation problem get worse if I wait?

Usually, yes. Settling is driven by conditions in the soil, and those conditions do not correct themselves. A hairline crack that lets water in will let more water in next year, and water is what causes most of the damage underneath. Waiting also tends to raise the cost, because a house that has moved further needs more piers and more lift to bring it back.

Do you have to dig up my yard to fix a foundation?

We dig, but we dig by hand and only where the work requires it. Hand digging takes longer than bringing in equipment, and we do it that way on purpose. It lets us see the footing and the soil conditions with our own eyes before we set anything, and it keeps the disturbance to your yard down to the area we are actually working in.

How long does foundation repair take?

It depends on how many piers the house needs and how deep we have to go to reach stable soil. A small job on one corner may be finished in a day or two. A larger job along a full wall runs longer. We will give you the honest timeline when we give you the estimate, not after the work has started.

Is the inspection really free?

Yes. We come out, look at the problem, explain what we find, and give you a written estimate at no cost and with no obligation. If we do not think you need the work, we will tell you that too.

Can a settled foundation be lifted back, or only stopped from moving?

Often it can be lifted. With a pier system we can usually recover some or all of the settlement, depending on how far the house has dropped and what the structure will tolerate. Where should a french drain be placed on a sloped lot?

How much of my yard gets disturbed?

A french drain is a trench, so the line of the trench gets disturbed and then restored. We keep the work to the run the drain actually needs. As with our foundation work, we would rather take the time to do it by hand and neatly than bring in equipment and tear up more ground than the job calls for.

French Drain Systems for Home Or Building

What is a french drain?

A perforated pipe buried in the ground that collects water out of the soil and carries it somewhere it will do no harm. We install two types. A traditional system uses four inch corrugated perforated pipe wrapped in a soil separating sock and topped with gravel or soil. The NDS EZ Flow system uses the same four inch corrugated perforated pipe wrapped in foam peanuts instead of gravel.

What is the advantage of the gravel-free system?

The EZ Flow system takes less labor to install because there is no gravel to haul and place, and it moves about thirty percent more water than a traditional pipe and gravel system. It is crush proof, and it is rated for a hundred year life span. On the right job it is both quicker to put in and higher capacity.

When would a traditional gravel system be the better choice?

Traditional systems work well for landscaping drains, for a foundation or perimeter drain, for an interceptor or curtain drain that catches water moving across a slope, and for roof run-off. We offer both so the system fits the job and the budget rather than the other way around.

How long will a french drain last?

A properly installed system lasts many years, and the EZ Flow material carries a hundred year life span rating. What shortens a drain is silt getting into the pipe, which is exactly what the soil separating sock is there to prevent.

Where does the collected water end up?

Somewhere it can leave the property safely, away from your foundation and away from your neighbor. Working that out is part of designing the system, and it depends on how your lot falls.

What is a grate drain and where is it used?

A grate drain is a surface drain with a visible grate over a catch basin. They are commonly installed in driveways to capture rainfall and redirect it away from the house. The typical situation is a home or garage that sits lower than the road above, so water runs downhill and floods the garage or the front of the house.

What size are they?

Most grate drains are four inch drains with a durable plastic grate on top. Installed through a concrete slab, the grate runs from four to twelve inches, in hard plastic or steel, resting over a catch basin that collects both water and debris.

How do I keep a grate drain from clogging?

The catch basin is designed for that. Debris collects in the basin rather than washing into the line, and the grate lifts so it can be cleaned out easily. Checking it after heavy leaf fall is usually all the maintenance it needs.

What if the water flow is more than a standard drain handles?

Depending on the flow, the drain may need to be slanted, recessed in concrete, or widened. We size it to what your property actually sheds rather than dropping in a standard part and hoping.

When does a wall need i-beams rather than carbon fiber?

When a below grade wall has more than about an inch of displacement or shearing. At that point most engineers recommend i-beams. If the blocks are sheared or displaced, carbon fiber is not an adequate repair and beams need to go in.

What size beam do you use?

A W6 by 16 i-beam, unless an engineer specifies something different for the situation. It is anchored to the slab below and bolted to the floor system above with half inch bolts.

What is the mortar behind the beam for?

The gaps between the wall and the beam get filled with a high strength mortar. That closes the space so the wall bears evenly against the beam instead of flexing into the gap, which further reduces movement.

Why would wood blocking be added upstairs?

In some cases the floor system above needs blocking added to keep the wood framing from twisting or moving once the beam is loading against it. It is not needed on every job, but where the framing calls for it, it is part of doing the repair properly.

What happens during an interior waterproofing installation?

We remove a section of concrete along the affected area and clean the trench of debris. Then we lay a four inch corrugated perforated pipe wrapped in a soil separating sock, and pack gravel around it so the pipe does not shift. We install bead board against the wall so moisture coming through the block can reach the pipe underneath the floor, then we pour the concrete back over the top.

What is the sock around the pipe for?

It keeps soil and fine sediment out of the perforations. Without it, the holes that let water into the pipe gradually silt up, and a clogged drain does not drain. The sock is what keeps the system working years down the road.

Where does the water actually go?

The drainage channel carries it to a sump pump, and the pump moves it away from your property. The system collects the water that comes in through cracks and crevices in the walls and floor and gets it out before it can stand in the basement.

Do I need a dehumidifier as well?

We use one to control the humidity after the drainage is in. Getting the standing water out is the first job. Bringing the humidity down is what prevents rot, mold and mildew buildup, and dust mites, and that takes a dehumidifier in most basements.

Is interior waterproofing less disruptive than exterior?

Generally yes, because the work stays inside and we are not excavating around the house. The trade-off is that interior work manages water after it reaches the wall rather than stopping it outside. Both approaches are valid. Which one fits depends on how water is entering and what access we have around the foundation.

Is foundation trouble common in Knoxville?

It is common enough that most foundation contractors in this area stay busy. Knox County has clay-heavy soil that swells and shrinks with moisture, limestone bedrock that can form voids underneath, and heavy summer rain. That combination puts more movement into the ground here than in places with sandier soil and steadier rainfall.

What is karst, and does it affect my house?

Karst is the term for landscape formed where water has dissolved limestone bedrock over long periods, leaving cavities, voids and sinkholes. Knox County sits in karst terrain. It does not mean every property has a problem, but it does mean soil can migrate down into a void and leave less support beneath a footing than there used to be, sometimes with no sign at the surface until the house moves.
