What is water management and why does my foundation need it?
Water management means controlling where rain and groundwater go once they reach your property, so that water moves away from the house instead of collecting against it. Nearly every foundation problem we see has water somewhere in the story. Getting the water under control is often the difference between fixing a foundation once and fixing it again in a few years.
What is the difference between a french drain and a grate drain?
A french drain is buried. It is a perforated pipe laid in the ground that collects water out of the soil and carries it away, which makes it the right choice for water that is saturating the ground around your foundation. A grate drain sits at the surface with an opening you can see, and it catches water that is already running across the ground, like runoff from a driveway or a low spot in the yard. Many properties need both.
Will moving my downspouts really make a difference?
It makes a bigger difference than most people expect. A roof sheds a great deal of water in a storm, and a downspout that ends at the corner of the house drops all of it right against your foundation. Carrying that water out away from the house is one of the least expensive things you can do, and on some homes it solves the problem by itself.
What does re-grading do?
Re-grading reshapes the ground next to your house so it slopes away rather than toward the foundation. Over the years soil settles and mulch beds get built up, and the ground ends up tilted back toward the wall without anyone noticing. Correcting that slope sends rain away from the house from the moment it lands.
