Lenoir City sits southwest of Knoxville in Loudon County, between Fort Loudoun and

What the ground is doing in Lenoir City
Ground near a lake tends to hold a higher water table, and a higher water table presses
harder against basement walls and finds its way through cracks that would stay dry
elsewhere. On sloping lakefront lots, water also arrives from uphill. Both of those are

lakefront homes are frequently built on graded lots with walkout basements, and a
walkout basement has one wall fully below grade holding back saturated soil while

understanding before assuming a wet basement is a sealing problem.
What to watch for
The early signs are the same wherever you live in East Tennessee. Doors and windows that
stick or will not latch the way they used to. Cracks above door frames. Floors that feel
uneven underfoot. Gaps opening where the trim meets the wall. Stair-step cracks outside
that climb through the mortar joints of brick or block. A crawl space that smells musty in
July. Any one of those alone may be nothing. Two or three together usually mean the house
has moved.

Does living near the lake mean I will have foundation trouble?
No, but it does mean drainage deserves more attention than it might elsewhere. A higher water table puts steadier pressure on below grade walls, and that pressure is what pushes water through. Controlling where water goes around the house is the first line of defense.
Why is only one wall of my walkout basement wet?
Because only part of a walkout basement is below grade. The wall holding back saturated soil is under hydrostatic pressure while the daylight side is not. Water finds the path of least resistance, and that is usually the buried wall.
