What the ground is doing in Oak Ridge
Oak Ridge is laid out across ridges and valleys, and the original town was built onto
those slopes rather than flattening them. Sloped ground means surface water has somewhere
to run, and where it runs matters a great deal. The soils and limestone bedrock are the
same as the rest of the region, with the same swelling clay and the same potential for
voids in the rock beneath.

The wartime and early postwar houses were built quickly, to the standards and materials
available at the time, on foundations that are now eighty years old. Many sit on crawl
spaces. Eight decades is long enough for supports to settle, for wood to take moisture
damage, and for the drainage around a house to change entirely. Block column work,
adjustable jacks and crawl space repair come up often in homes of this age.
What to watch for
The early signs are the same wherever you live in East Tennessee. Doors and windows that
stick or will not latch the way they used to. Cracks above door frames. Floors that feel
uneven underfoot. Gaps opening where the trim meets the wall. Stair-step cracks outside
that climb through the mortar joints of brick or block. A crawl space that smells musty in
July. Any one of those alone may be nothing. Two or three together usually mean the house
has moved.
