Standing water in the yard

Areas that stay wet for days after rain mean water has nowhere to go and is soaking into the ground next to your foundation.

Water pooling against the house

If the ground slopes toward the foundation, every rain event loads the soil against your walls with hydrostatic pressure.

Downspouts dumping at the wall

A roof collects an enormous volume of water. Discharging it a foot from the foundation is the single most common drainage mistake we correct.

What we do about it

We dig by hand, which matters more on drainage than on anything else we do — the fall on a drain line is the whole job, and hand-digging is how you control it. A French drain that runs flat is a trench full of standing water.

Common questions

How much does a French drain cost in Knoxville?

It is priced by the linear foot and by what the run has to get through — lawn, hardscape, tree roots, or a slope with no natural outfall. The inspection is free and the estimate is written.

Do I need a French drain or regrading?

Regrading handles surface water and is usually less expensive. A French drain handles subsurface water that grading cannot reach. Plenty of properties need both, and we will tell you if yours only needs the cheaper one.

Where does the water actually go?

To a suitable outfall — daylight on a slope, or a collection point away from the structure. Identifying a workable discharge point is part of the inspection, and it determines whether the whole plan works.

Will drainage fix my wet basement?

Sometimes entirely. If water is being delivered to the foundation by grading and downspouts, correcting that can solve a basement problem without touching the basement. We check the outside first for exactly that reason.

How long does installation take?

Most residential drainage runs one to three days depending on length and access.
